关于商业开发与地铁站整合模式的案例研究 被引量:4

Case study of integrated mode of commercial development and the metro station

摘要 随着上海轨道交通的蓬勃发展,轨交先导的区域发展模式已从设计师笔下的蓝图转变为三维城市空间。因场所特殊性和交通便捷性,这类空间内与地铁站紧密相连的核心商业地块愈加突显其价值。鉴于地下空间资源的不可再生性,如何在确保地铁安全建设和高效运营的同时,充分实现地块商业价值,是地铁站周边商业地块的成功关键。基于对香港、上海、新加坡等地成熟地铁周边商业案例的分类研究,依据不同周边商业开发与地铁站整合模式的特点进行类型归纳,并对各种模式的形成条件、实际效应及制约因素进行对比分析。 With the development of Shanghai metro-system,'TOD'urban development mode has turned the blueprint to 3-dimention urban space.Due to the convenient transportation and the particularity of place,the core commercial plots in the space closely connected to metro stations turned to be valuable.Considering the underground space nonrenewable, taking full advantage of plot value becomes the key point of commercial development of those plots based on safety construction and efficient management of metro-system.Based on case studies of commercial developments near metro stations in Hong Kong,Shanghai and Singapore,different types are categorized by features of integrated mode of commercial development and metro station,and the initial conditions,real effects and constraints of different modes are compared.
