摘要
研究城市土地潜力是城市建设者合理利用城市土地、提高城市土地利用效率、保护耕地的基础。该文利用GIS对土地、规划、环保、人口等相关数据进行整合,从房地产开发的角度建立测算最低经济容积率的模型,求得每块城市土地的经济容积率;基于GIS空间分析功能,分析城市土地利用现状与最低经济容积率,并用地域环境质量综合评价、历史文化名城保护规划等数据对结果进行修正,得出南京市城市土地潜力的数量、质量及空间分布。
Urban land use potential is a basis for using urban land in reason,improving efficiency of urban land use,enforcing the tilth protection.This paper focuses on urban land use potential analysis of main city zone of Nanjing covering around 243 km^2.The GIS database was created for special analysis,including the land use data,the urban comprehensive planning data,the environment quality estimate data,and the population data.The major contributions of this study are as follows:1)The land use data and the urban comprehensive planning data were overlaid to find the region with the possibility of improving the land usage efficiency.2)A lowest economic dimensions rate model supported by GIS was created to capture the lowest economic dimensions rate of every parcel based on the interest of property developers.3)The urban land use potential thematic map of Nanjing City was formed by combining the urban land use data,the lowest economic dimensions rate data,the environment quality estimate data,the famous historical and the cultural interest data.The major function of this map is to forecast the quantity,quality,types,and spatial distribution of the land use potential.Based on the forecasted thematic map,researchers analyzed the potential usage of the urban land of Nanjing City and examined the future land planning from the spatial and quantitative perspectives.In addition,results of this study had been implemented in real work.The method of using GIS to analysis urban land potential is more advanced than simple viewing of land economics.However,the inconclusive model of evaluating the potential usage of the urban land provides the direction for future research.
