摘要
住房价格指数,越来越成为社会各界把握住房市场价格发展变化规律和现状特征,预测未来发展趋势的重要指标。熟悉住房价格指数的编制方法,对于应用和编制住房价格指数均具有重要意义。本文以住房价格指数编制过程中质量调整问题为重点,对现有住房价格指数编制方法进行了归纳和分析,讨论了指数编制方法的选择原则,对我国住房价格指数编制方法提出建议。
Housing price index becomes more and more important in helping peoples to identify the dynamics of housing price in China. However, the strangeness of index methodology frequently leads to the misunderstanding of the housing price index. This paper will summarize and analyze the existing methods of housing price index, focusing on the realization of quality adjustment in the process of compiling. Then the paper discusses the principles of housing price index method selection as well as the applicable method in China.
