摘要
分析考察供求两方面的因素,表明中国商品住宅市场仍然是收敛性的,而存量调整波动的原因是需求,价格剧烈波动则是由供给及其"过度调整"所致。因此,调控供给和积极推进"还富于民"的各项配套政策,是商品住宅市场平稳健康发展的前提。
By differentiating factors from supply and demand respectively, Chinese housing- market is proved to be a convergent market. Demand results in adjustment of stock while supply and its over - adjustment are the leading cause of fluctuating price. Therefore, it is urgent to adjust the supply and push forward the policy of enriching residents, which is the foothold of stable and sound development of the housing - market.
