摘要
通过分析国内外众多地铁车辆段及综合基地的物业开发案例,结合作者在设计工作中的实践经验,对车辆段开发进行归纳总结,提出3种模式:地毯模式、地下掩土模式及高架模式。从投资决策与收益、土地性质与使用权属以及消防3个方面,对车辆基地物业开发在我国所面临的问题进行分析和思考。以翔实的数据和图片,介绍国内外车辆段及综合基地的开发情况。
By analyzing various cases of metro depots and property development projects in China and overseas and based on personal design experience for years,the author summarized three existing development modes of transit depots and affiliated base property in application,and discussed the problems confronting these three modes in China.All discussions were supplemented with large amount of data,pictures and design examples from China and overseas projects.
