摘要
利用７０ 年代、８０ 年代和９０ 年代（ＳＰＯＴ）３ 个时段北京市土地利用资料进行土地利用／ 覆盖研究，分析其变化机制。北京土地利用变化的形式主要以轴向扩展、卫星城建设、工厂郊迁、郊区大型中价商城建设、郊外别墅区等为主，土地覆盖变化的主要形式有：①内城更新与改造；②商贸街的重建；③粗放型用地向集约型用地的转变。
This paper focuses on the description of phenomena and analysis of mecha nism of land use/cover change in Beijing based on three typical stages:1970s,1980s and 1990s.There are some main spatial patterns about expansion of the urban built up area in Beijing:(a)urban spread;(b)extending along growth axle;and (c)urbanization in urban fringe.In recent years,Beijings land cover changes very fast because urban land has become a kind of productive factor and the market system is used gradually.Three main phenomena are found,i.e.,decline of downtown area,urban renewal of inner city and peasant enclaves of urban fringe.Moreover,suburbanization is becoming a new urban spatial growth process.
