摘要
养老地产是满足老年人赡养需求的一种房地产形式。面对老龄化趋势,养老地产在中国的发展前景极为广阔。然而受土地财政和贫富差距的影响,中国商业化养老地产的发展潜力远远小于保障性养老地产。中国当前养老地产热的实质是继续维护土地财政,导致中国普通消费者以房养老的政策风险极大。只有破除土地财政,中国的养老地产才能健康发展。
Endowment estate is the real estate for guarding the old man.The development potential of endowment estate in China is very large while aging tide is coming.Yielding to land fiscal and poverty gap,commercial endowment estate is far less than guarding endowment estate.The nature of current endowment estate hot wave in China is to keep land finance.For common consumers in China housing-for-pension scheme is risky very much in policy.Endowment estate in China will go steadily only after getting rid of land finance.
