摘要
房地产项目投资大,回收周期长,受到经济、政治、环境等因素的制约。如何在众多投资方案中选择最佳的方案进行投资,是房地产企业必须考虑的问题。为了探索房地产投资决策中更为合理和科学的方法,采用DEA方法建立房地产投资决策中相应的输入—输出指标模型。房地产企业在面对多个建设方案时,不仅要考虑每个方案可能带来的收益,而且要考虑投资决策过程中的投入问题。将指标划分为成本型和效益型,克服了其他方法指标的单一性,从而提高了评价系统的科学性。通过对典型实例的分析,验证了该方法的有效性,保证了评价方案的客观和准确。
Real estate project has a long recovery period,need large amount of investment,and is restricted by factors such as economy,politics,and environment. How to choose the best schemes in many investment projects to invest is one key problem that a real estate enterprise must consider. In order to explore more reasonable and scientific methods in real estate investment decision-making,the article adopts the method of DEA(data envelopment analysis)to establish the corresponding input-output indicators in real estate investment decision-making model. Real estate enterprises need consider the benefits of each solution may bring and the input problem in the process of investment decision-making in face of multiple construction schemes. The article divides the indicators into cost and efficiency indicators which overcome oneness of the other indicators,so as to improve the scientific nature of the evaluation system. We verify the effectiveness of the proposed method through analysis of typical examples. It ensures the objectivity and accuracy of the evaluation program by using the DEA method.
