摘要
从微观议价角度揭示农地流转交易价格的形成,分析交易费用条件下农地流转议价机理。议价在农地流转交易中具有突出作用,原因有两方面:一是农地流转市场分割性,包括农用地位置不可移性、农用地用途专属性、农村社会封闭性及地区经济发展和政策实施差异性;二是农地产权交易异质性,包括农地异质性和交易者异质性。研究认为,交易价格因交易标的质量与位置、交易者谈判能力、预期效用等因素差异而不同,交易价格线在市场价格线周围波动。研究发现,在某一交易量水平下,交易费用为正的交易价格线波动幅度小于交易费用为零的交易价格线,当交易量出现递增时,前者波动幅度减弱,但交易量对后者无影响。
Transaction price of rural land transfer with the micro angle was focused on. Firstly, a pricesystem of rural land transfer was constructed, composed of rural land property system and rural landtheoretical price system because of rural lands＇ multiple attributes, including the nonremovable position,exclusive use, closure of rural society and the differences of regional economic development policies.Secondly, a distinction between market price and transaction price of rural land transfer was explained,where the former focused on macro perspective of market and the latter focused on micro perspective oftrading. Then market price formation mechanism was analyzed and considering transaction cost, decisionand action on rural land transfer of famer was discussed. Lastly, transaction price formation mechanism wasanalyzed by game theory and found that transaction price of rural land transfer with endogenous characterplayed a significant role in the process of price formation. Transaction price line was always up and downaround the market price line and transaction price line based on positive transaction cost was less than thetransaction price line based on zero transaction cost.
