摘要
在优质教育资源分布不均与就近入学政策的现实状况下,教育资源分配通过房产交易与家庭财富紧密结合起来,由此产生严重的择校及学区房溢价问题。这是一个世界性的难题,研究者针对这一问题做了大量研究。基于对国内外相关文献的梳理工作,本文首先从理论上厘清学校教育质量对房价的影响机制,对房屋价格特征模型中关键变量的度量方法及争议进行介绍,再对估计学区房溢价的各种计量方法的基本原理、实际应用及结果进行评述,最后结合中国国情,对该领域研究的未来发展方向做出讨论。
Under the policy of"Going-to-School-Nearby"and the reality of uneven distribution of high-quality educational resources,the allocation of educational resources is closely linked with family wealth through housing transactions,which leads to the serious problems of school choice and premium of school quality.It has always been a global problem,and there have been a lot of articles published in academic journals.Based on the relevant literatures at home and abroad,the paper firstly clarifies theoretical mechanisms of the impact of school quality on housing price;Secondly,we introduce the measurement of key variables in the housing hedonic price mode and its current controversies,and review the basic principles,practical applications and results of various econometric methods to estimate premium effect of school quality.Finally,we discuss the future development directions of research in this field combining with China's actual conditions.
