摘要
以沈阳地铁一号线及其沿线商业地产发展的相关数据为基础,从地铁沿线区域的可达性出发,考虑出行时间和出行成本,分别建立出行时间模型和广义出行成本模型,研究了沈阳地铁一号线对其沿线商业地产价格的影响范围及规律,并对结果进行分析,提出了有利于地铁和沿线商业地产和谐发展的建议,以期进一步优化沈阳市商业格局。
Based on the relevant data of Shenyang Metro Line 1 and the commercial real estate development along the line,starting from the accessibility of the area along the subway,considering the travel time and travel cost,this paper respectively establishes the travel time model and the general travel cost model,and studies the influence scope and regularity of Shenyang Metro Line 1 on the commercial real estate prices along the line.Then,the paper further analyzes the results,puts forward suggestions for the harmonious development of the subway and commercial real estate along the line,in order to further optimize the business pattern of Shenyang.
