基于SDE模型和Kriging法的住宅价格空间分异影响因素研究——以北京市海淀区为例 被引量:1

摘要 基于2018年海淀区POI数据与330个样点的住房成交数据,运用了SDE模型和Kriging方法对海淀区住宅价格的空间分异现象和影响因素的空间分布特征进行了研究。研究表明:①海淀区住宅价格空间分异特征是以万柳、定慧寺、知春路为中心向外逐渐降低的多核结构。分析表明,住宅小区价格对高等学府、风景园林、商业中心较为敏感,呈负相关;小学、主干道、时间、容积率、医疗资源的影响程度呈正相关。且近年来海淀区住宅空间发展存在向外扩散、圈层扩展的演变趋势,西北—东南扇面是扩展的主要方向;②多种因素造就了海淀区住宅价格显著高于其他行政区,其中,教育资源与高科技产业是区域价格的主要支撑力量,科技园区的建设方向是住宅价格的增长极;③区域异质性导致价格的空间异质性,同质因素的聚集造成了海淀区价格显著高于北京市其他区域,也进一步加剧了区域内住宅价格空间分异特征的形成。SDE模型与Kriging相结合的方法,相较于传统方法,具有将影响因素分布特征可视化分析的优点,可以为政府土地规划、城市建设等决策提供更多依据。 Based on the 2018 POI data and residential transaction data in Haidian District,this article studies the spatial differentiation of residential prices in Haidian District and the influencing factors and spatial characteristics of their distribution.The research shows that:①The spatial differentiation of residential land price in Haidian District is a multi-core structure with Wanliu,Dinghui Temple and Zhichun Road as the centers gradually decreasing outwards.The analysis shows that the price of residential quarters is more sensitive to higher education institutions,landscape gardens,and commercial centers,and has a negative correlation,the impact of primary schools,main roads,time,floor area ratio,and medical resources is positively correlated.Moreover,in recent years,the development of residential space in Haidian District has evolved in an outward diffusion and circle expansion.The northwest-southeast sector is the main direction of expansion;②A variety of factors have caused the residential land price in Haidian District to be significantly higher than other administrative areas.Among them,the convergence of educational resources and high-tech industries is the main reason,and the construction direction of science and technology parks is the growth pole of residential land prices;③The regional heterogeneity leads to the spatial heterogeneity of housing prices.The spatial agglomeration of education,science and technology,and human factors has caused the land price in Haidian District to be significantly higher than other areas in Beijing,and further exacerbated the spatial differentiation of residential land prices in the region form.Through the combination of SDE and Kriging,the distribution characteristics of influencing factors can be visualized,which can provide decision-making basis for government land planning and urban construction.
