摘要
绿色建筑较传统建筑提高了建设要求,加大了施工难度,增加了项目风险。为使参建各方主体科学合理地控制项目风险,以绿色建筑项目灾害脆弱性分析为视角,基于AHP-Kaiser模型分析绿色建筑项目风险因素。通过专家访谈、调查问卷等方式共筛选出51项风险因素;采用AHP评价对各因素进行标度量化和权重计算,并根据权重分布的不平衡差异性,结合主次因素分析-劳伦兹曲线,共识别出16项重点风险因素;构建Kaiser模型对其进行灾害脆弱性分析,并依据各因素RISK值及其可能性与严重性最终确定5项从属于Ⅰ区的重点风险因素。以此为基础,科学地、有效地提出控制项目风险的建议和措施,为后续项目风险管理提供了新思路,同时也丰富了绿色建筑项目风险管理的理论研究,为确保项目安全稳定、可持续发展奠定了基础。
Compared with traditional buildings, green buildings raise the construction requirements, increase the construction difficulty and increase the project risk. In order to make the participants scientifically and reasonably control the project risk, this paper takes the disaster vulnerability analysis of green building project as the perspective and analyzes the risk factors of green building project based on the AHP-Kaiser model. A total of 51 risk factors were screened out through expert interviews and questionnaires. AHP evaluation was used to quantify the scale and calculate the weight of each factor. According to the unbalanced difference of weight distribution, combined with the analysis of primary and secondary factors-Lorentz curve, 16 key risk factors were identified by consensus. Kaiser model was constructed to disaster vulnerability analysis. Five key risk factors subordinated to I are confirmed based on the value of RISK factors and their possibility and severity. Suggestions and measures to control project risks are proposed scientifically and effectively, which provides new ideas for the risk management of subsequent projects, enriching the theoretical research on the risk management of green building projects, laying a foundation for ensuring the safety, stability and sustainable development of projects.
