摘要
当前我国经济发展已经进入新时代,大众创业、万众创新成为现阶段经济转型的重要推动力,但持续上涨的房价是否会对创业活动产生影响是需要进一步讨论的。文章利用2003年至2017年35个大中城市的面板数据研究房价上涨对创业活动的影响,为避免房价与创业之间存在内生性问题,文章以人均土地出让面积作为房价的工具变量,采用2SLS模型以保证结果的准确性。实证结果表明:第一,房价每上涨1000元地区创业率会降低12.5%,房价的上涨抑制了地区创业活动的发展;第二,如果按创业活跃度进行分类,创业活跃度不同的地区受房价上涨的影响也存在一定的差异。
At present,China's economic development has entered a new era,promoting the development of mass entrepreneurship and innovation has become an important driving force for economic transformation at this stage.However,whether the rise of housing price will affect entrepreneurial activity needs further discussion.Based on the panel data of 35 large and medium-sized cities of China,the essay uses the per capita leased land area as an instrumental variable to avoid the endogenous problem between housing prices and entrepreneurship and uses 2SLS model to ensure the accuracy of the results.The results show that:Firstly,every 1000 yuan increase in housing price reduces the local entrepreneurship rate by 12.5%,the rise of housing price restrains the development of entrepreneurial activities;Secondly,if classified by entrepreneurial activity,there are some differences in the impact of housing prices in different regions with entrepreneurial activity.
