摘要
研究目的:梳理宅基地资产化研究热点及进展,并剖析未来研究的重点领域和方向。研究方法:文献计量法和文献归纳法。研究结果:(1)宅基地资产化是学界研究的热点话题,其研究历程可分为初步探索阶段(2004—2010年)、问题聚焦阶段(2011—2017年)和加速发展阶段(2018—2021年),在政策导向作用下,三个阶段的研究侧重点各异。(2)宅基地资产化研究取得了阶段性成果,内容集中在宅基地资产化内涵、宅基地功能价值、资产化模式、驱动机理与障碍因素、资产化对策与路径等方面,研究呈现出逐渐丰富多元的发展趋势,形成了“内涵阐释—价值测算—模式比较—驱动机理—障碍识别—实践路径”的研究脉络和主题。(3)当前研究关于宅基地资产化的概念认知体系、理论基础等方面的内容较为薄弱,亟待深化和拓展。研究结论:农村宅基地资产化研究内容密切关注和服务于国家土地制度改革和重大战略需求,研究方法呈现出多学科交叉融合态势,研究成果对推动宅基地制度改革提供了重要的理论支撑和科学依据。未来研究需加强宅基地资产化内涵的辨识和理论研究,形成统一的概念认知体系;因地制宜构建不同地域宅基地功能价值测算体系,系统分析农村宅基地资产化对乡村振兴的作用机理和路径,为宅基地制度改革和乡村振兴战略深入实施提供科学依据和理论支撑。
The purposes of this paper are to sort out the hotspots and progress of studies on the capitalization of rural residential land,and to explore the key areas and directions for the future research.The bibliometric method and literature induction method were employed in this study.The results indicated that:(1)the capitalization of rural residential land is a hot topic of academic research,and its research history could be divided into the initial exploration phase(2004-2010),the problem-focused phase(2011-2017)and the accelerated development phase(2018-2021).Moreover,the research emphases of the three phases are different under the role of policy orientation.(2)The research on the capitalization of rural residential land has achieved milestones,with contents focusing on the connotation of rural residential land capitalization,the functional value of rural residential land,etc.In addition,the research shows a gradually rich and diversified development trend,forming a research vein and theme of“connotation interpretation”-“value measurement”-“mode comparison”-“driving mechanism”-“obstacle identification”-“practice path”.(3)The current research on the conceptual cognitive system and theoretical basis of the capitalization of rural residential land is relatively weak and needs to be deepened and expanded.In conclusion,the study content of the capitalization of rural residential land in China closely concentrates on and serves the national land system reform and major strategic needs.Besides,the research methods present a multidisciplinary trend,and the research results provide important theoretical support and a scientific basis for promoting the institutional reform of rural residential land.The connotation cognition and theoretical foundation research on the capitalization of rural residential land remain to be strengthened in the future studies to form a unified conceptual cognitive system.Furthermore,it is necessary to construct a system for measuring the functional value of rural residential land in different regions according to local conditions,to systematically analyze the mechanism and path of the role of rural residential land capitalization in rural revitalization,and to offer a scientific basis and theoretical support for the reform of rural residential land capitalization and the deepening implementation of rural revitalization strategy.
