摘要
通过构建房地产市场系统动力学模型,探讨沈阳市房地产市场调控政策对沈阳市商品房价格的影响。以Anylogic软件构建系统因果关系图,并选取货币政策、税收政策、土地政策3个变量来研究市场调控政策对房地产市场造成的影响,结果表明:提高贷款利率对商品房价格的影响不是特别大;税收政策对房地产价格有一定的影响,紧缩性税收政策会导致房价上升;土地市场供给量的控制对房地产价格产生的影响是有限的。
This paper constructs a system dynamics model of real estate market to explore the impact of commercial housing market regulation policies in Shenyang on the price of commercial housing in Shenyang.First,the paper constructs a system causality diagram through Anylogic software,and selects three variables which are monetary policy,tax policy,and land policy to study the impact of market regulation policies on the real estate market.The final result shows that the impact of raising loan interest rates on commodity housing prices is not obvious but tax policies have a certain impact on real estate prices,and austerity tax policies will cause housing prices to rise;the control of land market supply will not have too much impact on real estate prices.
