摘要
为了解货币化安置对房价的影响,引用供需关系曲线,从均衡价格理论视角出发,理论分析了货币化安置对房价影响的作用机制。并基于2016—2020年安徽省16地级市数据,运用面板数据模型实证检验了货币化安置对房价的具体影响。实证结果表明:(1)货币化安置对房价上涨具有助推作用;(2)三四线城市货币化安置对房价上涨的助推作用更为强烈;(3)不同时期下的货币化安置对房价的影响具有差异性,具体地,货币化安置政策宽松年份的房价比货币化安置政策收紧年份的房价平均高出7.1%。因此,未来货币化安置乃至保障性住房政策落实时应切实考虑当地房地产市场状况,创新引导多项政策结合的实施模式,做到因地制宜,维护房地产市场健康稳定发展。
In order to understand the impact of monetization resettlement on house prices,the paper quotes the supply demand relationship curve,from the perspective of equilibrium price theory,and theoretically analyzes the mechanism of the effect of monetization resettlement on house prices.Based on the data of 16 prefecture-level cities in Anhui Province from 2016 to 2020,the panel data model is used to empirically test the specific impact of monetization resettlement on house prices.The empirical results show that:(1)Monetization resettlement has a positive effect on house prices;(2)Monetization resettlement in third-and fourth-tier cities has a stronger effect on the rise of house prices;(3)Monetization resettlement in different periods has an effect on house prices.The impact is different.Specifically,house prices in the years when the monetization resettlement policies are loose are on average 7.1%higher than those in the years when the monetization resettlement policies are tightened.Therefore,the implementation of monetization resettlement and even affordable housing policies in the future should take into consideration the local real estate market conditions,and innovate and guide the implementation of multiple policies to adapt to local conditions and maintain the healthy and stable development of the real estate market.
