基于村域综合修正的宅基地价值测算及空间分布特征分析--以天津市静海区17余万宗宅基地为例 被引量:2

摘要 研究目的:基于精细化尺度视角测度静海区17余万宗宅基地综合价值,为科学放活宅基地使用权、推进宅基地制度改革提供参考。研究方法:以天津市静海区为例,构建宅基地价值总体测算模型,并运用空间自相关、冷热点分析方法分析其空间分布。研究结果:(1)静海区宅基地价值整体以低值区和中值区为主,低值区占比50%,中值区占比44%,高值区占比6%;(2)静海区各乡镇区位修正系数为0.4507~1.1328,自然修正系数为0.0003~1.0246,社会经济修正系数为0.2448~1.1328,宅基地修正系数为0.1587~1.1328,综合修正系数为0.4945~1.9124;(3)静海区宅基地综合价值整体以低值区和中值区为主,高值区主要分布在唐官屯镇,中值区主要分布在静海区西南部,低值区分散分布;(4)静海区宅基地综合价值在空间关系上表现为正相关性和高度集聚性,高—高集聚地区主要分布在唐官屯镇和台头镇,低—低集聚地区分散分布于杨成庄乡、蔡公庄镇和双塘镇等地。研究结论:宅基地价值逐级修正测算模型对测算大量宅基地价值数据具有可行性,能够为明晰宅基地价值、宏观掌握宅基地利用状态提供重要参考。 The purpose of this study is to measure the comprehensive value of 170000 plots of rural residential land in Jinghai District from the perspective of refined scale,to provide the reference for scientifically activating the right to use rural residential land and promoting the reform of rural residential land institution.The research methods are as follows.Taking Jinghai District in Tianjin as an example,the overall calculation model of rural residential land value was constructed,and its spatial distribution was analyzed using spatial autocorrelation and cold-hot spot analysis methods.The research results show that:1)the overall functional value of rural residential land in Jinghai District is dominated by low and median value areas,with low value area accounting for 50%,median area accounting for 44%and high value area accounting for 6%.2)The location correction coefficient of each township in Jinghai District is 0.4507~1.1328,the natural correction coefficient is 0.0003~1.0246,the socio-economic correction coefficient is 0.2448~1.1328,the rural residential land correction coefficient is 0.1587~1.1328,and the comprehensive correction coefficient is 0.4945~1.9124.3)The overall comprehensive value of rural residential land in Jinghai District is mainly low value area and median area.The high value area is mainly distributed in Tangguantun Town,the median area is mainly distributed in the southwest of Jinghai District,and the low value area is scattered.4)The comprehensive value of residential land in Jinghai District shows positive correlation and high concentration in spatial relationship.The high-high concentration areas are mainly distributed in Tangguantun Town and Taitou Town,while the low-low concentration areas are scattered in Yangchengzhuang Township,Caigongzhuang Town and Shuangtang Town.In conclusion,the stepwise correction calculation model for rural residential land value is feasible for calculating a large amount of rural residential land value data,and can provide important reference for clarifying rural residential land value and macroscopic understanding of rural residential land utilization status.
